I think there's pros and cons to both, but to be clear in other scenario I want to lead or be actively involved in finding and managing the deal so I can begin to build up that muscle.

Not sure how I missed that in the walk through but I quickly came up with a plan to turn the stairs leading up to the landing and push them back which solved this problem.

You'd get a 10% profit of wholesale deals, and a cash bonus every month, and if you have a real estate license can also get referral fees for leads that generate listings.

I believe recording people without their consent is illegal in most states, not sure about Texas, so you might not want to mention that to the authorities.

@Heidi Lutz - Honestly, pre-foreclosure thing on Zillow is basically pointless (and something they are using for leads, which Zillow is famous for).

The numbers seem to be very good on a certain MLS deal I've found which leads me to question: if the numbers look this good, how did this even make it to the MLS without being snapped up, much less sit on the MLS for 15 days!?

I tell clients to not even tell their lender, as lenders don't normally get it and it just leads to a lot of confusion and chaos where it doesn't have to be.  

You are still authorized to hire, even though it is in an LLC.
