Anyone else hired by you to do work on the property (i.e. don't hire your friend's kid to do work on the property as you are opening yourself up to risk)3.

Obviously, families with kids have school and can't travel, but I wonder if the older people head back to AZ and Palm Springs, etc as it's not as hot during the winter months in those areas (just going off of what people told me today about having mostly AZ renters). 

What about the 18-year-old kid with no rental experience and no established credit?

I couldn't be happier, plus I now have a cottage I can go to when I feel like relaxing with the family and kids. 

Most likely, someone paying 550 won't be able to afford an increase to 750-800.Really do your homework on the rents though and see the quality of unit you are getting in that price range vs. this property.  

Not sure about your case but a duplex mobile home works twice as nice in her case. 

I have pleasant neighbors, kids feel free to play in the streets, people mow their lawn, and no drama usually equals low crime.
