We are pretty hands on and we are concerned we would make a mistake along the way that would disallow the entire thing.Our objective is cash flow in the near term to provide more family time and flexibility while we are young enough to enjoy it and our kids are young enough to still want to hang out with their parents.Thanks!

Obviously, families with kids have school and can't travel, but I wonder if the older people head back to AZ and Palm Springs, etc as it's not as hot during the winter months in those areas (just going off of what people told me today about having mostly AZ renters).

Most likely, someone paying 550 won't be able to afford an increase to 750-800.Really do your homework on the rents though and see the quality of unit you are getting in that price range vs. this property.
