One closing takes place with Buyer B purchasing with Buyer C's money.The reason that title companies won't insure such a transaction is that they know there isn't full disclosure to the short selling lender (Seller A) OR the end buyer (Buyer C) and they don't want to be involved with that.

Insurance companies may be involved, and may pay a settlement to the lender for the damages, once the two of them agree on an amount.If this was a desirable area with sales going on, I would say the house would end up selling for something near its retail price in good condition, less the cost of the repairs.

Commercial is always based on location.If a Wal-Mart, Lowes, Home Depot, Target, etc come into town you can bet that the value of the land is going to go up.The improvements to the property will go up with inflation because the cost of a 2x4 goes up so the cost to build or rebuild the improvement will go up because of this.Now when an area runs out of land that can be developed then the prices of land in that area sky rocket if it's desirable land.
