Hey Hughston, The biggest recommendation I have for out of state investors is for them to build their CORE 4 in whatever city they are investing in.

Yes several investors offer fixed second loan and heloc programs including one 100% online with no appraisal required, disbursement in 5-7 days. 

Naturally we are a bit nervous, but we have solid exit strategies in place which helps to reassure our confidence!

Now I mainly work with investors in the Tampa Florida area and get most of my clients from here on BPs. 

Everywhere else will be limited for investors but still available for a resident wanting to rent out part of their home or an Ohana unit. 

Or just go buy properties as an investor

I’ve gotta find an agent that is an investor or works with investors and is willing to work with a newbie.

There is a tactic that I have heard about where (rather unscrupulous - but still legal) investors will contact the owner after the close of an auction and will offer them cash on the side to let them buy the property from them during the redemption period.
