There is some leeway in time as I did an inspection and the seller is making repairs.  

That's difficult to do in Portland without a lot of action and/or intimate knowledge of submarkets.

Due to health reasons, I did not get eviction filed in timely manner on a current tenant .... we went to court today for her eviction .... finally .....of course she did not show up!  

If you find that a lot of these things haven't been updated in a long time from the inspection, you can use that as another bargaining chip to get the seller to reduce the amount since you're going to need to update them at some point in time.

The only reason that I am into wholesaling at this point in time is to eventually be able to get into your investing strategy.

As for occupancy it has had to have been empty at some point in time, so that would feel to me like he's already sugar coating it.You can ask for copies of all the leases to see what they say about change of ownership and their rent.  

The caller/motivated seller simply wants an all cash deal what will eradicate the problems she's having with the bank foreclosure situation.My question to you guys is: Can I help her at this moment in time?

You have to get to know your target neighborhoods - intimately.

But it is still a metric that factors in time value of money and provides an overall number for a set of cash flows.
