My question is if I sell a current investment say for $200k that I purchased for $100k and made $50k in improvements (so $50k gain). 

It's in a c class neighborhood thats improving with rents in th 700 for a bd, and 800 for a 3 bd.

You also will need to use capital to significantly improve the properties. 

I never would have had the tools or confidence to do that without building a team and learning how to do that with the resources on the forum.  

I guess his confidence is his lawyer told him if he has a buyer before this redemption period ends, he can likely get an extension.....

On top of that, the ROI for improving a property seems to give better returns in that area, especially in that price range.  

I have a complex financial picture with RRSPs in Canada, RI in Canada, IRA/401k and other stocks/bonds in the US, vacation rental US,.. while I have confidence in my ability I also recognize that there are limits to my knowledge and speed at which I can learn (e.g. tax implications in two countries, ugh!).

To do so, you have to find deals and buy them well under market value and significantly improve the property.

I feel much more confident in the market here now, especially because I just listed our home for sale yesterday.

It's stories like this that give me confidence in the long-term viability of Denver's real estate market.
