Sounds like what you have is an agent who has entered your parameters into her auto-email system and if something sticks she will jump on it, otherwise she will just let the computer do the work for her.

As of this writing, the S&P 500 was down a little over 17% year to date, and in the same period, my passive investments have been kicking off 5-7% monthly distributions, one of my passive investments went full cycle in just 14 months producing 80% returns, and I sold my long-term rentals that produced about 20% returns annualized over the past 2-3 years.Bottom line: I’m very glad that I invested heavily over the past 10+ years in the real estate space, and I believe that everyone should have at least a portion of their net worth in the hard, physical assets like real estate.I’m not suggesting that everyone should have over 50% of their net worth tied up in real estate investments like my wife and I, but real estate investments can and should part of your diversification strategy to make sure 100% of your investments are not subject to the volatility of the stock market.I’ve recently started tracking my investment allocations across the following categories: stock market in retirement accounts, personal residence real estate, passive real estate investments, cash and autos (anything with an engine – Yes, that’s a Dave Ramsey’ism).

I could make this really "smart" and more complex by factoring in additional variables into my formula, like current vs. effective age (if I make a repair the lifespan of the appliance will be increased), time value of money, efficiency of newer appliances vs. old ones, etc. however my goal wasn't to get overly complex, and just make a simple formula to make better data-driven decisions on this semi-frequent occurrence.To use the formula, you would just enter/change the values highlighted in yellow on the spreadsheet and the rest will auto-calculate.If you spot a simple way to improve the formula or think I forgot about something, please let me know and I'd be happy to improve the formula.

I upped the ARV to $750k after putting $110k into the rehab, and am still seeing no cash returns for a decade, which is not ideal for scaling..I know that the private lender route is likely a road to faster returns to reduce my monthly costs, but I'm trying to find a path to having a couple deals in the portfolio before bringing on anyone else, more of a courtesy for limiting exposure/liability, create a track record, and building company value.
