If you are purely talking about land without development then it really doesn't generate much cashflow unless its farmland, hunting etc.

Make the tenant hunt down the previous landlords references.The other landlords would be able to lookup other landlord's references about their prospect tenants.Im pretty sure it would be easy to make over couple of days or weeks and free for landlords to use, but make the applicants do most of the work.Any thoughts about this?

I think you may get lucky with hunting for an off-market deal and/or paying cash really quickly.

They want to keep their crews busy so they turn and earn, not spend time hunting for deals.
