The house was rehabbed with good quality materials and overall looks great but should I be worried with unpermitted modifications?

Why not look at a duplex or place with a legal suite and you can live in one unit and rent the rest of the house? 

What are the best areas in or around Austin for house hacking (either duplex or single-family houses under $700k)?

As for cash flow, from sales; probably in year two and three which should match the timing for the housing  market to reset past bottom of market and on to the stable appreciation side again.

The renter paid for his mortgage and he was essentially able to live in the house for free. 

We usually stick to either refinishing the oak floors, which are very common in our 1960s Milwaukee housing stock, or quality LVP and LVT - especially for kitchens and bathrooms.

I.e. refinancing your house may help with the down payment, but you still may not qualify due to not having a high enough net worth.  

I just use the comps but market activity also plays a factor.
