@Tip MallickI think there is an international forum but not that many people invest internationally here and probably even less in Thailand anyway.It depends on your objectives (we all have different ones) but didn't you already answer your own question?

If you were to do a cash out refinance after the property is completed and take out that equity, you could pay off the heloc and lock in a lower long term rate on the home.

Any tips, leads, companies or software recommendations would be appreciated!

Does anybody have any insight on there current margins for starter home specs? 

And would like to use this benefit to buy the land and build a home on it.

If you jump into something before doing this - you're highly likely to get taken advantage of, or at best waste your time & money.Can't help with a coach:(Do recommend investing close to home if you can and then screen the heck out of PMCs with your expectations & goals to hire a good one.Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Aside from offering this as a benefit to outstanding tenant prospects.So, you think a GOOD tenant will break a lease and accept a judgement against them that may follow them as a lien, gaining interest all along, and nixing their hopes of buying a home for years unless eventually paid off?
