I still like Indianapolis and Kansas City for cash flow but for new, secondary markets, I'm going to go against the tide on this and say Grand Rapids, MI.

I had a seriously ripped-up unit to contend with afterwards (in full disclosure, I bought the property with one unit that needed rehabbed - I just didn't plan for THIS big of a a job) that took a couple months to get back on-line, but it will all work out in the end.Try buying THAT education at a community college (and in reality this only cost  between a grand and 1500 or so AFTER deducting the judgement from my taxable income last year)!

@Ann Howell  right now if your only down a few grand count yourself lucky..If as @Alex Craig states you have bought C and D class then I personally think you should re evaluate your strategy these simply are not appropriate for most out of area investors.don't let the chase for the highest return blind you to risk reward scenario..

We would loan 65% LTV  borrower in LA put no money down rehabber and turn key company got the deal sourced and rehabbed and they got paid when my HML dropped.. then my CA based client got a 75% rate and term refi and usually pocketed 3 to 8 grand of refi proceeds thereby being not only no money down but money back in your pocket..

It’s not that simple though considering if I buy a place for 20k outright and you buy a place  for 200k that required you to put 50 grand for a down payment .i could still in theory make significantly more in cashflow with much much  less skin in the game .
