Update: Ok full story....I have a rental in Chattanooga and my property manager, Ronie, called me about his neighbor that wanted to sell his house quickly.

As I do have a regular full time job I'm not in a hurry to snatch up a deal, I'm in this for the long haul.  

I was blown away when you said 120k would allow a person to put a 20% down payment on 4-7 rental properties in Birmingham.

Its a full rehab so I figure repairs and capex could be low, but I will raise Vacancy. 

Interior is being done in the gray palette as that's what hot here.Property isn't a total toad. 2 acres, 3 car garage with workshop and a full MIL apartment, which you can see on the far left of the photo.

So I have my first rental in sight, I called lenders and both said since it’s a full investment property I have to put down 25%.

A short sale is a normal sale, except that the lender agrees to accept less than the full amount they're owed.

Best advice, grab a good full service broker especially on your first transaction. 

I do know that a quit claim deed does not mean full ownership but only certain rights to the property.
