Can anyone recommend a reliable HVAC company to service (check out system) and possibly do duct cleaning?

Those tenants maybe want a yard, tall parking, first floor access, etc.

The listing and marketing is fairly straightforward and they include ways in which you can directly divert fees, cleaning fee, directly to the contractors responsible for those operations. 

We fixed the major things (mold, replaced carpets and flooring, painted everything, fixed the sunroom etc.)

Most likely replace the flooring, install some granite countertops, landscaping, probably knock down a wall.

Hi Everyone, I have a small (2- floor, 525 sf) rental house in the Midway area.

I put a new roof on it, cleaned it up and resurfaced the driveway.

New Roof, paved the driveway, remodeled kitchen and baths, new laminate floors and new carpet.What was the outcome?

Odds are pretty good that she left and you can simply clean the place and move on.
