I have a structural engineer here in Denver that will do a verbal inspection for 200$ or a written report for 400$.

I was wondering what everyone uses to gather crime data on areas? I currently use some free resources but was wondering what everyone prefers to use. Free or paid.

Hi @David McHenry Jr. when was setting up my Airbnb in Scottsdale, I chose to use the service Avalara/MyLodgeTax to do my tax reporting.

The reports are 40-90 pages long and go through the entire house in great detail.Get an appraisal.

Date report signed 7-28-21, date of inspection 1-21-21, Expiration date of license or certification 10-31-22 (probably the appraisers license)The executor included appraisal on every correspondence for every property, except the childhood home.Is there any legal recourse I have if this appraiser is doing something shady? 

After the inspection, the inspector should issue a full report (40+ pages) detailing each major item, he should not just "OK" the property.

the reason is most of the investors on this site are getting conventional financing that does not require DSCR reporting. 

On Saturday I received the inspection report and few items made me think, WTF kind of TK job is this?

I am bidding on a properties without seeing them and waiting for the inspection report and then I re-examine my offer and then I resubmit another offer based on the work that will need to be done; you could also ask for closing credit that works just as good to have less money out of your pocket up front.
