I don't know how big of a lawn it has but, I'd probably factor $100/mo. year round for lawn and snow removal $1,200/year - you'd have a better idea of what it might be, by calling around.

Turns out my tenants mother was in hospice dying and relatives were taking round the clock shifts with her, sleeping at my tenants house. 

I was going to round everyone up outside, but it seemed like everyone was having a good conversation, so I decided to just let it flow..

I wasn't making very much money on the first two properties, I was getting my feet wet and understanding slowly what it took.

I might have to pick your brain in the future about some opportunities in the valley once I get my feet on the ground and start to build my business.

LA is the probably the last market I would choose to start out as a new RE investor, if I had other options, because of the high competition and outrageous values there.Man, I'll leave the remote investing advice up to those that do it - seems likes it would have to be a partnership with someone who has feet on the street in the area where you're investing.
