Then there's markets inbetween the Nashvilles and the Indys that can get both cash flow and appreciation (not appreciation like California levels by any means, but at least more than Indy and crew).

In your case it's probably another investor sending his guys over there to steal your meter so he can put it on his job and save some money and get it completed faster.

Heloc is better then a loan because you can offer faster closings and gives you time for find the right property without costing you in the mean time.
