I ask this question of myself often, I'm an agent in Northern NJ  and when i'm on the buyer side I experience similar frustrations with agents who don't follow up, communicate in a timely manner or get documents to you in a timely fashion.

The people who try to save a few bucks by doing this on their own always eventually end up using TK companies in some fashion whether it be on the prop. mgnt side or construction etc...
