When you look at price per square foot for what is selling in the area you are $30-40 above that price; and although your flip looks nice, there is nothing justifying that price (no extras; nothing extravagant or special that stands out).

I find the call outs drop and you get closer to the landlord shangra la of autopilot or at least occasional co-pilot...Another idea is to really go through all the wear points at the turn around/vacancy.

Wet the siding with a garden hose before removing (and occasionally rewet you debris to keep dust/fibres down).

It doesn't specifically state that guests are banned, but by the way that the lease is worded, they are.In theory, my lease covers me and I make sure the tenant knows up front that only the folks on the lease should stay in the home.In practice, I've never had an issue and I honestly don't care about the occasional guests (I do not pay for any utilities on my houses, so there's no bottom line to protect).

You'd get the occasional princess who would turn her nose up and that's when you say a gratitude prayer LOL.We included everything in rent - water, sewer, garbage, electricity & gas.

It is justifiable to start an eviction proceeding occasionally-  specifically when you think a tenant is not going to move out, but is just trying to snag a free month off you.

Occasionally some landlord will not give a reference which is a disappointment, but some people are just selfish - no reason to dwell on it.
