I was very strict with how I ran my business, I treated all tenants the same, and I gave no one any exceptions but still always had a smile and built rapport with each tenant over the years.

Being a good tenant isn't related to having a Sec 8 voucher and may actually be a negative since rent is mostly (excepting the copay) not the tenant's out-of-pocket money.

Luckily my tenants all paid except 1 and he’s paying weekly.

The schools in the burbs are great with the exception to a few areas.

I have gotten zero comms from the SBA - the grant $ was simply deposited this past Monday via ACH.Unfortunately however the SBA stopped accepting EIDL requests except for agricultural firms   

If you want to do short-term rentals you must buy oceanfront - no exceptions. 

All of them, without exception funded their deposits with their own money (usually 25% deposits and they borrow the rest from banks).

The process to sell them is very similar to a traditional home except that you will transfer separate title/deeds for the land and home.
