You could get rid of the PMI in 12-24 months with a little extra cash thrown at the payment, and then enjoy the lower rate AND no PMI for the remainder of the note.

Sometimes you might strike a good deal on the outskirts/ adjoining cities of these towns wherein they can enjoy the schools of these cities but reside in a different township. there are some good townhomes to be obtained in $150-200K (you might also get sometimes better deals) range in each of these areas that can be then resold/ rented for long term.

@Julie Marquez  that's what I thought.. spec builders are not going to get this deal.WA fed is great at this product they do a lot of it here in PDX market.. congrats on building your new home.. enjoy the process if you have not done it already.. just be patient.. sub trades are killer right now.
