After repairs and upgrades I'm all in for right at 100,000 and I cash flow more than 1,000 each month.  

Even if the subject property has more upgrades or renovations.  

Never allow tenants to do repairs or upgrades.  

Thought about borrowing on our home to do one of the following: ---Add on a bigger master, bathroom, closet, would only be able to upgrade kitchen not add sq. footage. and putting in a small pool would be possible in the yard we have.

I have a great long-term tenant that has completed a lot of upgrades and intends on purchasing the property as soon as she can bring her own financing(identity theft victim) or I extend her owner financing.Does it make more sense to do a cash out refi or utilize a HELOC?
