Some of the issues im concerned with are wood single pane windows with old termite damage ( house was tented 4 years ago no active issues) water damage on eves of roof from rotten gutters. ( should I repaint this before they come out?

I am looking for good sub-contractors/referrals for cleaning, coating wood floors/carpeting, and interior painting. 

I am close to pulling the trigger on an old home with wood lath/plaster walls in rough shape.

You can find this at any hardware store.This was about 5 years ago when I discovered the issue and I have not had any other problems (knock on wood) since then.

Say I rehab a home and its in pristine condition when I give it to a tenant, I come back a year later and notice a stain on the wood floors.

Nice to see that deals can still be found in your neck of the woods.

All new windows throughout, refinished wood floors, new interior and exterior paint, new garage and front door, new plumbing, new deck, and lots of natural light!

Hopefully you have all wood floors in your prospective property and don't have to worry about this.
