Acquiring an income earning property with high potential for appreciation for less than $20k out of pocket?  

Once it is rented the property will cash flow about $1600 a month which would be about 30% cash on cash return. 

If the rent was $1000.00 a month, what would you do if you were earning $20.00 - $50.00 per month on the rental?

While each market - real estate and stock - has it's own risk/return profile, the comfort of owning a cash-flowing hard asset becomes more and more appealing when the stock market gets choppy. 

Cash out Refi w/wo co-borrowing with my sister for 75-80% LTV and use remainder after note is paid off for ADU.

Purchase price: $136,000 Cash invested: $10,200 Small house with detached ADU in backyard.

But they still expect the high prices and most of those are sitting as well.I think largely the listing prices right now are unrealistic except for all cash buyers who only want to make a small return.So I think they want it to be on the move but I am not convinced that it is at this point.

In 2018 I bought a six-unit property with 10% down and earned great cash flow.

It pays for the water, sewer, taxes, and provides us with a small cash flow distribution each year.
