Once you decide what you want to do is to set some goals and each goal can have several pieces that allow you to celebrate more as you seek them out. 

It is a bit of work setting up and taking down, but I have even sold some of the pieces with the house and made a little more money there.

Our intention is to pool around $10k into an LLC and begin in investing aggressively in securities for the next year so that by next summer we may have enough money for a down payment on a piece of realestate that we hope to rent out and reinvest into the company.

Now if I wanted to learn to become a developer and had a piece of land (sunk cost) it could cushion whatever rookie mistakes I would make.

I'm sure after the 2008-2010 "recession that was more like a depression" there are many out there who got hit hard and are wondering how to pick up the pieces again.

I contacted my preferred banker and they said I have to pay off the mortgage on the new property even before I consider building a new home on that property. is this standard or are they talking out their ear?

Being me, I would probably hint around very heavily that I would like to be gifted an art piece!
