This is pretty much all I know about tax sales. 

From my understanding of this property, it is pretty turn key: 100% occupancy, near market rents, with the only value add potential being water bill back. 

And it reads pretty much the same as the current ones.  

His expenses seem pretty high to me with about $40k/year in materials and $60k/yr in labor for maintaining the park and maintenance for the homes.

@Quinn Jackson As a lender (purchaser of non-performing loans), I would pretty much never allow a borrower to do a wrap on one of my loans, assuming that there was the proper verbiage in the note itself.

Early research tells me that rental rates are pretty good here (about $1.25 per sqft), but would like to see if real investors on the ground experience the same.

I think learning this side of things would be powerful and pretty awesome transitioning from one side to the other, which is where i hope to end up and become knowledgeable in because I know a lot about how to stay in a property already.

This year I have done pretty well and am blessed and burdened to have quite a tax bill coming in April of 18 looking to be around 40k When asking my CPA what I can do with the money to lessen my tax burden he is very vague and unhelpful.

Hi @Alison Crawford I'm not sure what your criteria is to be considered a good deal but I can meet my criteria in Worcester pretty regularly and I won't even consider anything under a 10 cap.
