I have a few questions about getting started in mutual partnerships, particularly 2 of my close friends.Basically my short term goal is to save enough funds to put 3.5% down plus have 6 months expenses saved towards a 100k-120k FHA loan on a duplex, triplex, or quadplex & househack for the first 1-3 years.

Bought this duplex a few years ago and I'm currently house hacking but need more live in space for my family.

This is my first post in the forum as I recently became a BP member :)My husband and I just got a Duplex under contract that requires significant repairs (no structural/foundation work) as it is quite old and has extensive wear and tear. 

I discussed with my sister house hacking and other investment ideas and we looked at duplexes and houses with apts..My sister and her husband have decided to build a home and put an apt int the basement for our parents to live.  

I'd suggest getting a duplex or triplex and live there. 

My wife and i bought a duplex last spring. 

I have a duplex in a quiet neighborhood and have a prospective tenant who sounds very responsible, has good credit and income.  

I agree with what @Nick Kravchuk indicated but would add that I would start with a VA financed detached duplex that has value add opportunity. 

So how do I come up with the numbers that I need to consider as inputs when analyzing a property so that I'm not saying I'm interested in every single duplex that is in my price range and getting the numbers post letting him know the property interests me.
