Like every linear foot (and inch) or baseboards, count the # of doors and doorknobs in the house, etc.And this is not even to mention the fact that if I hire a GC, a lot of what he will do is just sub out much of the work, in which case I'm basically paying him a "finders fee" for a sub that for all I know I could have found a better/cheaper one myself.How can I include in the contract that I want to be able to have control over what sub's are used?

@Jordan Doolittle if i started over i would buy 2-4 multi units and move every year. 10 years you would control between 20-40 doors.

If it is just a room with bath, then you could just put in a fire rated door and keep the space locked off from the rest of the house.

I do know as far as cash flow I have to get at least $100 a door , the Cash on cash I prefer to be 15% but anything under 12% I really don’t want because I can get a better return on buying more trucks in my trucking business, for this particular home they are asking 189k I would have to make a offer at 150k Just to get the 12% from he numbers.

Either way if you still have 10 years till retirement, that gives you plenty of time to keep adding doors.
