I am having an extremely difficult time finding any deals on the RMLS (due to cash offer w/ no contingency people running around buying everything) Does anyone know of any good wholesalers, bird dogs or the like that I could get in touch with?

As for charging them, I bill my tenants for pet waste cleanup when they let their dog deficit in the yard, because it's in my lease.  

You could try your hand at "bird dogging" for some flippers in your local REIA group.

Augustine, Florida investor: is there currently a demand for property scouts/bird dogs? 

I've gotten into a situation where I am using a few different realtors depending on the location of the property, how urgent I want to see it and realtors availability. 

Every once in a while, these dog vacant 4plexes pop up in Oakland, and with market rents where they are, the back side of the project can look pretty good.

I have also been giving him food money and trying to employ him cleaning as the prior tenant had a dog and did not use a clean cloth in over 10 yrs so we are scrubbing everything down so hopefully the paint will stick.

I would like to send them somewhere they get taken care of as well as rewarding me with a bird dog fee.

I'll do this while walking my dog.

Anyone who is or has been a property scout/ bird dog in the past: I would greatly appreciate if I could get in contact with you to ask a few questions about the trade.
