If you were in the process of gaining your first property and were approved for a 40K business line of credit, would you buy a SFH (there are tons of under 40K homes in Memphis, TN) or use some of it as a down payment for a SFH, or maybe take a totally different direction? 

It's not turning a profit yet, but in the meantime here's a bunch of business, travel and equipment expenses we would like to write off")2) Did I completely drop the ball not putting this thing in a self-directed IRA?

Call the county, city, and HOA directly and just ask

We are past all that now and are excited/delighted about our #3 addition to the family however it has put a pause on all the above since we feel we should hold onto the cash for security and any unexpected stuff that may come up.

If you do not have the assignment clause in the original purchase and sale agreement with the seller, then you will either need an amendment to add that in, otherwise you will remain the buyer and you will have to do a double closing with your buyer.It can be confusing, feel free to message me directly if you need any further help!

I am a very eager learner and can do whatever is needed such as finding deals (if pointed in the right direction) to be an asset as well (I would not expect someone to share their experience and knowledge without something for me to offer).
