IMHO: This has been a long term plan for government with a few goals.

Great to develop a plan to acquire an initial property in 90 days!

The key is your lawyer submitting your renovation plans to the court.  

Most bidders on there don't have an interest in a quick flip, they typically plan on fixing up and holding or re-selling.

I plan on submitting claim forms for properties I've sold that fall within the "Settlement Class" as defined by the US District Courts as part of the class action suits against NAR.

But I think the key to my plan will be the property management co.  

Next year my parents plan to sell two of their rental condos and exchange for a single family home that they will rent out to me.

I guess the big question that I have is this: are you still with the employer that you have the 457b plan at?

My parents are interested in supporting me and they are at a stage where they have a comfortable amount of money, they have excellent credit and they have no plans of taking out a loan in their lifetime.
