Would she/seller be able to go sign her side of the closing documents once she locates the “right’ property.Could we create language in the escrow instructions or a separate contract that relives her of all ownership burdens and allows me to proceed with renovations?

Perhaps you can supply some details so others can better network with you?

In general if you are new both are going to take a lot of tie as you figure out the details of doing the business.

I haven't followed up on the details, so maybe one of our TX members will chime in.I would only proceed if 1) you can buy below market (and YOU must figure out what market value is), and 2) you're not locked into anything with the existing tenants.
