I had a situation recently come up where a property's refrigerator's (actually just the freezer side's) compressor died.The earliest a new refrigerator could be delivered was a Monday (within 3-hour window of time that would be communicated the night before).

But when the rubber meets the road, your team isn't delivering.  

There are plenty of books and training courses that don't cost much, that really may be worth your time.

I've worked collections, managed/trained teams of collectors, and helped build a start up site.

If the funds have not be delivered to the escrow company, then do the same thing for the real estate agent brokerage (the company the agent works for not just the company).  

Be sure to include the miles driven to and from theses trainings. 

@Bobby Sommers Are you under a normal "seller delivers clear title" contract, or something else. 

They also have the best training of any RE company that I have heard of by far.  

Marshall Reddick provides great training, advisory services, and a network of partners, but each partner operates differently.

You'll want to look for incomes in the area, crime, public transportation (esp BART and Cal Train), school districts (very popular among renters), and large companies/jobs nearby.
