Hey Suhaib,It sounds like you're planning to stay in your rental part-time, so the big question is: are you focused on cash flow or equity?

Its ALWAYS been hard to cash flow unless you were finding deals at 70% LTV or better. 

One of the tenants we have already started eviction proceedings against due to non payment of rent and the other one we are giving 30 day notice to because they had someone living with them that was not listed on their lease and this person was involved with some shady things so since it was a lease violation, she gets a 30 move out notice.   

I've been a landlord for a little over 2 years and I've learned a lot of stuff, but one of the most annoying lesson's I'm dealing with is that I just can't trust anything tenants say.

You should have a list of cash buyers that will buy or bid on every house you go to list.
