If you give them a gift card for their inconvenience, you risk setting up an expectation that when they're inconvenienced, they get a reward.

There has to be a separate custodian that handles the money so you never get it in your account, but once you have it set up, it's really not too bad.And those loans have the benefit of being non-recourse, so there's that too

I'm building a new set of row houses to be used as rental units. 

For what you did yourself you have the amount of time and supply costs and set an hourly rate for yourself based on the skill set you are using.  

Also i set my initial rent price too high and it sat vacant for around a month and a half.

This is why I hate this set of tax rules.

The attorney and accountant are important as they can help you set up your LLC correctly and the banker will be critical when you begin to make offers on properties.
