Focus on becoming a good agent because if that is going to be your primary source of income to invest later, you have a long way to go to get there and the two years will likely not be enough depending on your investment market.

You also have the down payment in a source and seasoned account rather then a open end mortgage/debt obligation that increase your DTI...

What are your best sources for finding the best areas for price to rent ratio and still good appreciation opportunities.  

After this second property I will need another source of income to continue my investing career.

MLS can be a viable source.
