My experience has been that the average US investor would rather pay 20 or 30 grand more for a property that is 100% perfect in every way than pay less and maybe have 2 or 3 grand in maintenance over the next couple of years.

First of all, you need a good credit - it helps with everything.Student debt needs to be paid down for the financing.I wouldn't hold my breath about owner financing: in this market everyone can sell at its highest and best unless they are trying to rip you off: pricing it too high or financing it with outrageous interest on the note....especially be afraid these "no credit required" "deals" - they plan on you failing to refinance later.If you don't know where to start - read about wholeselling - at least you'll learn couple things about marketing.When market will go down - then it will be good time to find a decent seller financing.Buying right now will make you regret later, when the same house you'd bought twice cheaper.Good luck!

 A couple of issues.....No one knows where you are, all cities/counties are different.Your zoning may not allow for a second unit, which this would be.Owner issued permits are usually only for owner occupants, not for rental units.First step, go down to your local zoning/building dept and see if this would be allowed.

I believe one of the owners of Performance is also an attorney.I've dealt with M&M a lot, as have a couple of my agents (acting as agent or principal), and also my husband on the lending side - literally every transaction has resulted in frustration due to varying levels  of incompetence demonstrated by their staff.As far as real estate attorneys go, it really depends on what you need.
