One way I double check my numbers for properties I look to take down at a distance is using Rentometer (ABSOLUTELY worth every penny I spend a year on that software!!!!)

I did a 1031 in 2020 and merely disposing of the asset, the 1031, and buying the new asset (and taking 2 months to rent it and another 2 months before I saw a penny after PM fees), no way in heck!

I guess I can check on turbo taxI think this is another example of you being "penny wise and pound foolish. " A competent CPA can probably save you money over what turbo tax does and can certainly do a better job of keeping you out of trouble.

I suspect you are as well.I have investments in the stock market through a broker and via my 401K, so I am not interested in setting the world on fire by becoming the next RE guru, just ensuring that I will not be squeezing every penny I can from my 401K and Social Security when retirement time comes (if SS is even there).
