Property condition requirements are not as stringent as FHA so it's a more attractive offer to a seller but it also doesn't allow for reno like 203k. 

If you have proof of the condition of the property prior to move in, and there clearly wasn't an infestation problem you stand a better chance.

The more people who open it and stand in front of it for air conditioning or thinking about giving the dog a piece of chicken the harder it runs, the shorter it's life.Your picky tenant will never be happy.

The only way to use rentometer is to see what comps they are using and then you can make your own adjustments from there based on size, beds, baths, basement, garage other features and most importantly the condition.

You don't know the condition before move-in, so taking deductions will be difficult anyways.

If no then........it can be more complicated but assuming they are to turn the unit over to you in the same condition it was handed over to them, and it wasn't because of smoke damage you can charge them for it still.
