My only concern for a parent co-signer is the "risk" of what is known as a "helicopter" mom.My story about meeting one (well, actually a "helicopter" family). 

My concern is that if I do a rental property before officially getting a mortgage on the home (we are already pre-approved and are saving for the downpayment when complete), this will affect my ability to get that mortgage for my primary residence when it comes time to close if my name is on loan. 

My mowing company was coming by on Wednesdays, so I didn’t really put too much concern with it because I figured it would be getting mowed the next day.

Having said that if you are that concerned you should consider running it by an attorney so you completely understand not just that phrase but the entire contract in it's entirety.

My concern is that the current owner has a pending lawsuit with his insurance company regarding the repairs.

If DTI is a concern though for an investment property, you could possibly look at a debt service coverage ratio loan.

I would have all the terms in writing so there are clear expectations from both sides.Some concerns:1.

Concerns on LTR, however, are real, but I don't see them as apocalyptic. 

I would not be concern with the State coming for an inspection anytime soon, they are backup with work and inspections.

Any of you guys have these same concerns?
