I understand the concept of fiduciary duty and a dual agent, but I'm not understanding how a buyer's representative would benefit by pushing for a lower purchase price (and thus lower commission).Assuming one does want to interview and 'hire' a real estate broker, should they be local to the target city or is it enough if they're familiar with the general region?

especially if the PM wants to list stuff on MLS for their owners.. the larger PM's out our way.. make it clear they do NO brokerage and never compete with their owners or agents of the owners.. but these are large PM's that do 20 unit and up and have 5 to 10k doors.. they make enough money to not to need commission income

A word of caution - some expenses to consider:1. once they move, you return their last months rent (if you’ve had it), security deposit etc, also have closing costs, realtor commissions etc.2.

What kinda strange is this unsolicited broker is officially disclosing that she is working on my behalf and has only asked for a 2% commission and would i be willing to pay that ?
