I am doing this help me find the ideal commercial/ multifamily market in different areas in the US. 

So if you look at the map and use the umbrella zoning color codes to know at a glance if something is residential, commercial, etc and then begin to zoom in, then you'll eventually be able to view specifics like R-1, R-2, CEIR, etc.

I was thinking of doing all the checks using my smart move and then double checking with rent spree as it’s free to me in my mls.

This non-profit has offered a commercial lot appraised at about 3x the value of my lot.
