I have some experience buy and hold rental properties, and now I want to do flips, I need investors and I have some that have shown interest, in addition to speaking to private lenders that are willing to fund 70% of the LTV (based on the desired property)I'm seeing a lot of deals from wholesalers, but the problem is, some of them close in 2 weeks and some as long as a month, and they don't take conditional offers, and the good ones fly off the shelf really quick.My question is, how does someone like me close one of those deals within this short period, how do you arrange the equity and financing with little to no inspections sometimes even.I'd like to know how do I prepare myself to be able to close one of these good deals right away when they are offered to me and many others?

Hello, I'm looking to buy a residential 6 unit property (which would require a commercial loan). 

I've personally ridden my bike through the neighborhoods and seen properties.

I noticed one property where it seems that someone got a single mortgage with a legal description containing several properties.

They give you priceless insights into the property's condition and value.

You either get your money back plus interest or a deed to the property shows up in your mailbox with no additional work required.I got 3 properties last year. 2 houses and an acre of land.I sold one house as is with a QC deed, the other house my 2 adult sons have bought from me at cost.

This is counter-intuitive to my goal - slow and steady save to purchase our first investment property (with more to follow). 

What about 80% on an investment property? 

Look at it this way...if you were a buy & hold investor who had a deal model that said any property you purchase has to cash flow at least $400/mo.
