Do I collect the full amount of rent remaining on the contract up front and then return the remaining balance when I re-rent the apt., or do I re-rent the apt. and then charge them for the time it was vacant?

So i'm weighing out collecting a potential $150k in gains and either begin stock trading (under an experience coach of course), or moving my investing out of state, or possibly holding onto these longer in hopes of further appreciation and having the ability to continue renting to ministry students/families.

This will help weed out first term folks that are either not very responsible yet or that may be forced to live in barracks and decide to get a place they can't afford anyways with some buddies b/c its more conducive to partying.I also give a military discount, but make it contingent on the service member establishing an allotment (military term for direct deposit) to me so I don't have to worry about collecting rent.

If you don't collect late fees, then you might have lost the right to collect them.The tenant is right, you can't just increase rent because you farmed out the work to a PM.
