From what I've found is, you just need to make sure that you find a Private Lender that is not going to charge anything up-front.

Around here it's common for Property Managers to charge for copies of the condo docs and financials. 

When I got to the house the inspector was there already, had peeked around a bit and told me that he would feel guilty charging me for an inspection because the house clearly needed to be gutted and redone.

Having said that, you may want to see what a handyman would charge to do them as it may be worth it to save on the aggravation alone, particularly on if you have glazing.

If keys are missing their security deposit is charged.

Points charged by the lender (wouldn't you only get this once the bank has the property info), Cap rate, closing cost ( I normally estimate about $5-8K but if you are doing a rehab loan wouldn't it be different?).
