I came across biggerpockets earlier this summer and fell inlove with real estate.

Over this past summer as interest rates have declined ,I would make little comments about how I will need to start looking around at refinancing early because my +/-5%, 5/5 arms we're starting to look kind of pricey and with loans out there in the mid-3% range it would be worth my time and money to refinance.

I work 50+ hours a week in the summer and only when it snows in the winter.  

Since moving in I have been able to add another unit.I just finished up what I can consider a home run BRRRR in Washago, ON which will be short term rental for the summer months and long term for the winter months. 

Take the strongest applicant you have, who meets or exceeds all your criteria, and celebrate the fact that you're attracting such a strong tenant.Worrying is really overrated...just doesn't solve anything and sucks the joy out of life.

I went for my first two BRRRR deals at the same time this summer and everything went great.

We currently live in Southern California, but it is possible next summer, a few months after our six months (seasoning) is complete, We could be relocating to Texas for work (federal employee).

Makes a good summer job for a 18 year old, making a few bucks a day organizing and cleaning, and they become an intern to learn the life.
