Walk the property and take photos, then send to that buyer and say hey what would you pay (need to have trust that he won't go behind you but I trust first) then get it under contract for less than that!

I have photo proof that the tenant made an altercation to the property without my consent, on 2 occasions, one occasion I was working on fixing it (the sink sprayer) the second is the tv went from being on a stand to on the wall.

I am on a year-long contract with the option to renew each year, but the catch is that nobody ever leaves these positions and I don't technically even qualify for it to begin with (I knew a guy), so if I ever leave I am gone for good.
