What are the best places to advertise to this target audience?

At this point it seems that the original land value is looked upon by the bank as existing money brought to the table, in this instance 200k or approximately 20% of the total refinance amount.

Brought to me by my realtor (who is also a licensed builder and an investor himself).

We take a lot of time for the showing, use a wide angle camera and you need someone who actually knows how to move a camera around without the audience getting seasick.

I have a guy that has brought me several great deals recently and I am wondering how much should I give him for the referral.

How much equity should the person that found and brought the deal to closing, get on a fix and flip or even buy and hold?

Wanted to clarify this with a wider audience. 

They owed their previous landlord $1,300 for paint.When my PM brought this up to them they immediately reached out to their prior landlord and paid them, then provided proof via a receipt that they had paid them in full.I have the very experienced designated broker of the PM company saying that its an absolute dealbreaker and it automatically disqualifies them.I am somewhat on the fence.

Personally if I brought a deal that was off market I wouldn't expect a full 6% as the 6% for a listing broker also covers that buyer's broker's commission.

If nothing else this pandemic sure brought to light the necessity of substantial reserves and 2 to 4 months of reserves is simply not enough  I think.
