Flight capital from around the world is attracted to the safety of the US, but it is disproportionately invested in just a few markets, like New York, causing those markets to become distorted and raising prices across the board for real estate.  

Verify yours.I have tried to shortcut renovations on an apartment before and I just couldn't attract the best tenants.

However, the houses are very attractive for investors so you rarely find them on the market.

I remember years ago mine wanted us to take French Cooking classes & I absolutely balked.But the class was full of attractive women, a couple of interesting 'males' & a lot of good wine, so we had a blast.

Don't even breath (literally) the idea that some mildew/mold in a bathroom gives a tenant the right to vacate the rental unit.Bleach will remove this but a mixture of hydrogen peroxide in a little water tends to kill it better.Gail

I think trying to anticipate the needs of future renters and doing the work first to try to attract them is probably a mistake.
