@Wayne Brooks good on D about having a third-party however she might be even more questionable about a third party even contacting her for the reasons stated that would probably be uncomfortable so tread lightly as well

We are closing on a single family flip with a pool in mid August, here in the Northeast.The pool is in great shape, no issues, and we will be buying a brand new filter for the new owner. 

Does require anything more than painting and changing a few light fixtures.

Hi All,I've been going back and forth with negotiations for a lease option and I was wondering if anyone can shed light on who customarily pays for transfer taxes when a home is being sold (through lease option if that matters) the BUYER or the SELLER?

It added so much additional lighting to the rooms that it made the duplex feel alive and much larger.

. $10k is a little light but there are places out there.

Lets say out of the 5 flips, 2 of them are light rehabs (minor repairs of a day or two and lets say carpet) 3500ish , 2 of them are 3-4 days of repairs with carpet/paint, 5-7k.   

@Richard D.I look at your website, and you are offing services to investors who want to buy tax deeds, and you said that you would screen them through law enforcement can you shed some light on what you're trying to gain from that.
