Larger parks probably have swimming pools, clubhouses, offer storage sheds, etc.On your numbers, I think you might be a bit light on current value, but my opinion is based on a 10% cap rate calc, which might value it at around $80K.

I think you need several light coats of mud to do it right.

My wife came down before I did, so we ended up renting in a brand new apartment complex and will probably start looking again soon.
