-Roof - roof has a leak -Tons of water damage - mold is horrible in the basement- Walls are all beat up with holes everywhere( looks like their was a royal rumble in the house) - Kitchen ceiling is cut open- bathroom shower wall is ripped open and ceiling of shower is cracking- windows are leaking - kitchen floor is buckled up from water damage- Both upper and lower deck are in horrible condition( i was honestly afraid to walk on it) - Outside molding around windows is cracked and damaged- all outside lights are broken- carpets every single one is ruined- Bathroom sink is shot- Kitchen cabinets all have water damage- And again ill say their is a big mold problem so i have no idea how much that will cost.The condo has 6 rooms , 2 bed rooms , 2 full baths , 1 half bath 1280 sq ft.

The area that it is being built in is growing and has a lot of new restaurants, a mall and brand new walmart, Target...etc..all within a few miles of propety...has great potential. 

I have to replace the AC unit because the builder used a CHEAPO brand, but I got the seller to reduce the price by the cost of the AC Unit. 

I'm also brand new to the forum and trying to utilize not just the podcasts.

If you have 10k to invest and you're completely brand new besides educating yourself and willing to work with a mentor. what would you do?

I was wanting to get your opinion on branding and marketing.I have two websites, one for our Real Estate Business, which is used for the property management side of our business, which has our available properties for rent, applications, testimonials, etc. and another site I created for "We Buy Houses".  

I am 22 and brand new to real estate and am interested in learning the in an outs of flipping houses.

I am brand new to real estate investing and I am trying to learn all that I can.

It may be alot cheaper to fix than a brand new system. 

Does require anything more than painting and changing a few light fixtures.
