The appraisers are following the actual closings, so something that appraised low 3 months ago is now a comp for the new round of appraisals.  

@William Lindsey If your strategy is to hold after the refi, I'd keep it simple and pay them like a bank with perhaps an origination fee as a bonus. 

Presently, it looks like large round bales of hay in the area sell for $50 or more.

One of my family members has offered to round up a couple others who have experience with doing the type of cosmetics needed at this flip and will not charge me any labor whatsoever.

As a bonus, I also now have four teens with some skills instead of a house full of toddlers!!
